We dimension your space and then get to work developing layouts that surprise. At least three choices are prepared, we then meet in person or virtually to review them, picking and choosing aspects of each choice that you love most. We then recreate your chosen layout, working toward the final plan that says “Yes! This is perfect!”
Planning is critical to ensure your goals are met whether you choose to move ahead immediately or over time. Designers create; Builders build and Design trades love working from finished plans they can work through with confidence.
Planning ahead saves time, money and practically eliminates mistakes saving thousands of hours of possible down time. Never start a project without a plan!
Design Development & 3D Modeling
PHASE II - Design Development
Concepts become reality as we explore products and finishes to complete your project. Detailed plans, elevations, furniture layouts, fixtures and furnishings, cabinet, countertop and hardware outlined and priced.
Experience the fun of viewing your new space in 3D using our Viewer Model. See the products and finishes you’ve picked in your space. This tool helps our clients make informed decisions as “seeing is believing” and making intelligent decisions comes with the ability to “see before you purchase”.
Using 3D modeling you are able to view the inside of your home as we design concepts for your consideration. It’s an exciting approach to renovation that allows you to make intelligent decisions since you can imagine walking through your remodeled space before any actual construction work is undertaken.

Electrical Plans, Schedules, & Construction Plans
PHASE III - Construction Documents
Transforming your vision into working plan visually detailing cabinet and electrical placement, elevations and schedules, lighting placement, fixture choices, appliances choices, tile choices, installation notes so your builder understands the design intent and proceeds with confidence. We bring clarity to your project, ensuring every detail resonates with your expectations.
We include spec sheets for appliances, fixtures and lighting for trades so they understand how to properly fit and install these items.
Finished plans are complex and include everything your builder must have in order to build/renovate your home. Builders and all design trades love working from finished plans knowing their work is completed to your expectations, eliminating countless questions and guesswork, eliminating the possibility of less than a perfect and incredible finish!

Services
Initial Consultation:
We meet with you preferably on site for renovations or review your new construction plans at our showroom. Through discussion, a design program is developed based on your specific needs, wants, aspirations, physical issues in maneuvering space, unique and personal criteria.
Contract Review:
A comprehensive contract is developed based on our discussion divided into phases of work. Options describing the work are detailed for your review and signature.
Design Concepts:
Dimensions are taken as well as photos to memorialize the space and any specific issues determined that may need the advice of other trades such as architects or engineers. Concepts based on as-builts for renovation or from your new construction plans are developed for your review. After discussion, concepts are refined to best meet your needs. Based on several meetings regarding concepts, your design program may be revised to best illustrate the work necessary to successfully complete your project.
Design Development:
Detailed floor plans are created; elevations of rooms showing cabinetry, custom built ins, furniture layouts will be more defined. Selections of products are made during this phase.
Scope of Work:
Based on concept meetings and revisions, a Scope of Work is written outlining the work enabling your project to be cost estimated by the builder. Based on builder cost, concepts refined to meet your budget.
Construction Plans:
These drawings and specifications include all the details, dimensions, and notes necessary to communicate the design intent to the builder. Materials, finishes, fixtures, equipment, cabinetry, built-ins, fixtures and appliances to be installed are specified. This phase is critical to communicating the design and finish of your project and usually takes the most time.
